Dubai property transactions in September 2026: what the weekly mix signals

Dubai registered around AED 10.67 billion of property activity in a single week in early September 2026, based on reported Dubai Land Department figures. A number of that size is easy to quote and easy to misread. The more instructive detail is not the total but its composition, which tells you something about who is transacting and how they are funding it.

The composition matters more than the total

Of that weekly figure, sales accounted for around AED 6.78 billion across roughly 2,931 deals. Mortgages contributed around AED 2.80 billion, and gift transfers, typically movements of property within families or between related entities, added around AED 1.09 billion.

Read together, these three lines describe a market doing more than one thing at once. Ordinary sales remain the engine, but a meaningful share of the week's value came from buyers using bank credit rather than cash, and from owners restructuring holdings they already have. The reported sales figures imply an average ticket of around AED 2.3 million, which points to mainstream stock rather than trophy assets, even though individual deals above a reported AED 28 million were also recorded.

Oakbrick's view

Weekly data is noisy and no single week should set a strategy. What is worth noting is the shape of the activity, not its scale. A market in which financed purchases and transfers within families make up a visible portion of value is behaving less like a short hold trading venue and more like a place where ownership is held and passed on.

For buyers, that argues for underwriting on the variables you can verify: the specific building, the service charge history and the depth of resale demand in that community. Our Dubai market overview sets out how we assess each of those. Figures cited are as reported and should be confirmed against official releases before any decision.
