Phuket property demand in September 2026: what Thailand's foreign transfer data signals

Thailand's Real Estate Information Center has published its second quarter figures for condominium ownership transferred to foreign buyers, and the shape of the data matters more for Phuket than the headline does. Nationally, around 3,292 units changed hands in the quarter, a rise of roughly 1.4 percent on the year, while the reported value rose around 20.2 percent to about 14.8 billion baht. Volume was close to flat. Value was not.

Where the Phuket signal sits

Across the first half the national picture was softer: around 6,533 units, reported down about 8.8 percent, with value easing around 1.5 percent. Within that half year, one line stands out for Phuket. Russian buyers lifted their reported transfer value by around 75.9 percent year on year, to roughly 3.6 billion baht, and the registry places that demand mainly in Phuket and Chonburi, the two provinces most closely tied to tourism. Average foreign purchases across the half sat at around 4.3 million baht for around 43.9 square metres.

Oakbrick's view

Flat volume with rising value is a mix shift, not a boom. Fewer buyers are transacting, and they are transacting higher up the range. That is the pattern Phuket tends to show whenever tourism driven demand concentrates in a small number of resort locations rather than spreading across the island.

For owners it argues for patience on pricing rather than discounting into a thinner buyer pool. For buyers it argues for care around the foreign quota position in any individual building, since a concentrated nationality mix can exhaust the available foreign allocation in exactly the stock that is most in demand. Our Phuket market overview sets out how we assess that before a purchase.
