Golden Visa, 10 years

The long-term, renewable visa most investors aim for. Common qualifying routes include a property valued at AED 2 million or more, a qualifying investment or fund placement of around AED 2 million, or a fixed deposit of around AED 2 million held in a UAE bank. It can also be granted to entrepreneurs, specialised talent and senior professionals, and holders can sponsor spouse, children and, in many cases, parents and domestic staff.

Property investor visa, 2 years

A shorter renewable residency tied to a completed property. The commonly cited threshold is a property worth AED 750,000 or more, with conditions on completion status and, where the property is mortgaged, the share of equity held. It suits buyers below the Golden Visa level who still want residency linked to their asset.

Investor and partner visa

For those who own or hold a stake in a UAE company. Residency here is tied to the trade licence and shareholding rather than to property, and it is a route many entrepreneurs combine with a real estate purchase.

Other residency routes

Beyond property, the UAE offers a retirement visa for applicants over a qualifying age who meet a property, savings or income test, alongside remote-work and talent visas. For many families more than one route is open at once, so the best choice is rarely the most obvious one.
